Free and Accurate Valuation
Our valuation team would prefer to visit your property in order to give you an accurate rental valuation. Our valuations take all local benefits into account, such as local parks, good schools, transport links nearby and restaurants. We can also provide a less accurate estimation over the phone based on current properties which have been let and are available to let in the area. Marketing your property
Once we have been instructed we will ensure maximum coverage of your property to our current database of tenants looking for new homes as well as on our website www.madisonlettings.com.

Longer opening hours
Our longer opening hours are essential to maximise viewing opportunities for working professional tenants. 75% of our viewings are carried out after work and over the weekend. Our offices are open from 9am to 8pm Monday to Friday and 9am to 5pm on Saturdays. By special request viewings can also be arranged on Sundays.

 

Property Management
Madison offers a comprehensive property management service to give you peace of mind and relieve you from the commitment of being a full-time landlord. This is particularly a highly desirable service for those landlord based overseas who cannot manage their properties from abroad.

This service includes:

  • Arranging all gas safety certificates, Portable Appliance Testing and Energy Performance Certificates (see below),
  • Arranging an inventory and check-in at the start of the tenancy,
  • Rent collection and deposit holding
  • Transferring all utilities
  • Key holding service
  • Arranging repairs and maintenance
  • Managing the check out process
  • Advising on deposit deductions
  • Managing the property in between tenancies

Referencing your new tenants
Madison pride ourselves on our efficiency and accuracy when it comes to the paperwork process. We endeavour to process the references and paperwork within two days of an offer being agreed and complete the process in as short a time as possible. Each prospective tenant(s) will be subject to current employment, previous landlord and financial bank statement references and we obtain photo identification of each tenant(s) which will need to be approved by the landlord prior to the signing of tenancy agreements.

Deposit and Rent Collection
Madison offer a free rent collection service for all their properties thus taking the administration of rent collecting off the landlord. According to the Housing Act 2004 which provision for both the protection and return of tenancy deposits and the resolution of disputes over their return. All deposits will be held by Madison as a stakeholder in accordance with the Housing Act 2004 in a deposit protection scheme operated by Tenancy Deposit Solutions Ltd (trading as "mydeposits") or The Deposit Protection Service (www.depositprotection.com).

Additional Services
Madison have a list of preferred suppliers and can arrange for Gas Safety Certificates, Energy Performance Certificates and Portable Appliance tests to be done on your behalf prior to the commencement of the tenancy.
We can also provide independent inventory and check-in clerks at the beginning and at the end of the tenancy on behalf of the landlord.

 

Landlords responsibilities

It is required by law that each landlord will provide the following:

Gas Safety Certificate: all landlords are required by law under the Gas Safety (Installation and Use) Regulations 1998 to an annual gas safety check to be carried out every 12 months by a Gas Safe Registered engineer. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Portable Appliance Testing Certificate: all landlords are required by law to ensure that any portable electrical appliances such as a washing machine, cooker, fridge, microwave etc supplied as part of the tenancy, are safe. This test can be carried out by an Electrical Engineer (often a GAS Safety Engineer is qualified to do PAT testing). All equipment must be checked before each tenancy commences and annually thereafter. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Energy Performance Certificate: From 1st October 2008 all properties in England being marketed to let will require an Energy Performance Certificate by law. The EPC is only required for properties that are self contained, and is valid for 10 years, Energy Performance Certificates are part of a European law to make consumers more aware of how green a building is. An EPC has two ratings. The Energy Efficiency rating which measures how efficient a building is, and the Environmental Impact rating.
